A quiet week on the rates front.
Interest-rate swaps were broadly flat. The GBP SONIA swaps that drive fixed-rate mortgage pricing barely moved: five-year swaps are sitting around the 4% mark and the two-year a touch below, both unchanged on our previous reading. With the curve this steady, there’s little pressure pushing fixed mortgage rates either up or down right now.
Buy-to-let fixed pricing held steady too. Across the limited-company buy-to-let market we keep an eye on, and with our own lender, five-year fixed pricing at 75% loan-to-value was unchanged this week. No notable new launches, repricings or withdrawals in the products relevant to us.
Our take: nothing this week changes the picture. We remain comfortable with our current fixed position and see no reason to act on the back of this week’s movement (or lack of it). We’ll note again when something actually shifts.
